To ensure our submissions trigger an independent review by the Independent Planning Commission (IPC), every resident must follow these rules:

• Write in Your Own Voice: Do not use the guide as a template. Here is the expanded version of our objections & use the 8 points provided as a guide, but change the vocabulary, sentence structures, and paragraph orders.

Personalised submissions are legally counted as "unique"; copy-paste forms are bundled into 1 objection. So if you just copy and paste - IT DOESN’T COUNT,

• One Account Per Adult: Every adult member of a household (spouses, adult children, renters) should register their own separate account on the NSW Major Projects Portal and submit their own distinct letter. Do not submit one letter signed by multiple people.

• A previous development application to build a 2 storey structure was rejected. By pleading the Precedent in your letters, you signal to planners that the environmental constraints of this site are already legally proven.

‍ ‍Specifically cite: the 2009 Land and Environment Court ruling (Co.As.It. Italian Association of Assistance v Ashfield Municipal Council [2009] NSWLEC 1109).

You do not have to object on ALL of the points, just what you feel is relevant to you.

Encourage friends from out of the area to object on both traffic and loss of irreplaceable heritage .
